Factors to Consider When Building a Deck in Albuquerque

by Sandi Pressley

Building a deck in Albuquerque can be an exciting project that enhances your outdoor living space and adds value to your home. However, it's not a task to be taken lightly. There are several critical factors to consider to ensure the success of your deck-building project. Here's a comprehensive guide to help you navigate the process.

1. Understanding Local Building Codes and Regulations

Before you begin, it's essential to familiarize yourself with the local building codes and zoning regulations in Albuquerque. These rules can affect the size, height, and placement of your deck, as well as the materials and construction methods you may use. Ensuring compliance with these regulations is crucial to avoid any legal issues and to guarantee the safety and integrity of your structure.

2. Choosing the Right Materials

The choice of materials will significantly impact the cost, durability, and maintenance requirements of your deck. While wood is a traditional option, it requires regular upkeep to prevent decay and weather damage. Alternatively, composite materials offer a low-maintenance solution with higher upfront costs but longer lifespan and less maintenance over time.

3. Budgeting for Your Project

A clear and realistic budget is vital for any construction project. Costs can vary widely based on the size, materials, and design features of your deck. Remember to account for both materials and labor, as installation can often equal the cost of materials themselves. It's also wise to include a contingency fund for unexpected expenses.

4. Planning for Functionality and Aesthetics

Consider how you plan to use your deck. Whether it's for entertaining, dining, or relaxation, the deck's design should cater to your lifestyle. Additionally, the aesthetics of the deck should complement your home's architecture and the surrounding landscape. A well-designed deck can become a seamless extension of your living space.

5. Hiring the Right Contractor

Selecting a skilled and reliable contractor is crucial. Look for licensed, bonded, and insured professionals with a solid track record and positive reviews. Obtain multiple quotes and ask for a portfolio of previous work to ensure their style and quality align with your vision.

6. Considering the Climate

Albuquerque's climate can be harsh, with intense sunlight and temperature fluctuations. Select materials and finishes that can withstand these conditions to ensure the longevity of your deck. Additionally, consider the orientation of your deck to maximize shade and comfort during the hotter months.

7. Long-Term Maintenance

Think about the long-term upkeep of your deck. Some materials may require more frequent staining, sealing, or repairs. Weigh the initial costs against the ongoing maintenance to determine the best option for your lifestyle and budget.

8. Enhancing Your Deck with Features

Adding features like built-in seating, planters, or lighting can increase the functionality and appeal of your deck. However, these additions also add to the cost and complexity of the project. Plan these features carefully to ensure they fit within your budget and design goals.

In conclusion, building a deck in Albuquerque requires careful planning and consideration of various factors. By taking the time to research and prepare, you can create a beautiful and functional outdoor space that you'll enjoy for years to come. Remember, a well-constructed deck not only offers a place for relaxation and entertainment but also adds significant value to your property.

Building a Deck? Here's What You Need to Know

by Sandi Pressley

Do you want to add a deck to your home so that you can enjoy the beautiful landscape of the Albuquerque area? There’s no better way to indulge in the great outdoors of New Mexico. But of course, as with any luxury, it will cost you. How much? According to Remodeling Magazine. based on a national review of costs based on a 16x20 deck with pressure-treated joists, a built-in bench and planter, a wood deck on average can cost around $10,000, while a composite deck can set you back almost $18,000. When it comes down to it, the cost of your deck will be affected by 3 factors - size, style, and the contractor. So how can you get an idea of how much your deck will cost?

How much does it cost to build a deck?

A number of factors will affect the final cost of any deck. Professional installation is a major factor, assuming you don’t possess the skill to build the deck yourself. Figuring out the installation costs will go a long way to determining the final cost. According to Andrew Wormer, editor of Professional Deck Builder magazine: “For every dollar spent on materials and supplies, expect to spend another dollar to have it installed.” Some contractors cover both labor and materials in their quote.

Planning Your Deck Installation

Set Limits: Make sure to check with local Albuquerque building codes before you start planning your deck, as it may affect costs, along with the size of the deck. Have you considered maintenance costs? If you decide to use synthetic materials, they may cost more up front, but they don’t need as much maintenance, costing lees overall.

Budget: Determine what your “wants” vs your “need” are when it comes to a deck. You need to set a limit on the total price you’re able and willing to pay. Also, how big will the deck be relation to the size of your home? The deck needs to be proportional. You don’t want to have a large home with a tiny deck. And if your home is smaller, an elaborate deck also may not look the best. Also, check with your homeowner’s insurance to see about the need for additional insurance for your deck.

Find the Right Contractor: Make sure you do thorough research of deck installation contractors in Albuquerque. Try to get quotes from at least 3 contractors so that you get a fair price. Also check online reviews, and ask potential contractors for photos of past projects. You should also check with your local building department to make sure they are licensed, bonded, and insured.

Reducing Costs

If you need to shave some off some costs, there are a few things you can consider. You can reduce costs by reducing the overall size of the deck, along with using the right materials up front. Untreated decks cost less to install, but more to maintain. The reverse is true for composite decks. Also, if you build during the fall or winter, it could save you more, as contractors have fewer jobs and may be inclined to reduce their costs.

Building a deck is a great way to increase the value of your home, both in how you enjoy living in it now and in the future when you decide to sell it. Check back on our blog every week for more real estate and home care advice.
