Embracing Change in the Land of Enchantment in 2025!

by Sandi Pressley

# Desert Horizons: Embracing Change in the Land of Enchantment

Watch a New Mexico sunrise paint the Sandia Mountains in watercolor hues, and you'll understand something about transformation. Like our desert landscape, change doesn't always announce itself loudly – sometimes it arrives in subtle shifts of light and shadow.

## The Spirit of the Southwest

The ancient petroglyphs remind us that every story builds on what came before. Whether you're launching a new venture in Nob Hill, exploring art in Old Town, or finally learning to make your grandmother's tamales, 2025 offers fresh canvas for your dreams.

## Community in Bloom

Like desert flowers after rain, Albuquerque thrives on resilience and timing. From spontaneous conversations at Flying Star to shared moments at the Balloon Fiesta, our community grows stronger through connection. The warmth of Albuquerque isn't just in our chile – it's in the way strangers become neighbors, and neighbors become family.

## Natural Rhythms

The Rio Grande teaches us that paths can be both persistent and flexible. Through seasons of abundance and scarcity, it adapts while staying true to its course. Your journey can follow the same natural flow.

## Embracing New Heights

Maybe this is your year to start that food truck at Green Jeans, join a tech startup at Innovate ABQ, or finally take those flamenco classes you've been thinking about. Like our endless turquoise skies, your possibilities stretch to the horizon.

Here's to embracing change in 2025, rooted in tradition but ready to soar.

Understanding Reverse Mortgages

by Sandi Pressley

As more Americans reach retirement age, many are exploring creative ways to maintain financial stability during their golden years. One option gaining attention is the reverse mortgage - a unique financial tool that can turn your home equity into accessible funds. Let's explore what this means for homeowners in the Albuquerque area and beyond.

What Exactly Is a Reverse Mortgage?

A reverse mortgage is essentially the opposite of a traditional mortgage. Instead of making monthly payments to your lender, qualified homeowners receive payments based on their home's equity. The most common type is the Home Equity Conversion Mortgage (HECM), which is insured by the Federal Housing Administration (FHA).

Qualifying for a Reverse Mortgage

The basic requirements are straightforward: you must be at least 62 years old, own your home outright (or have a low mortgage balance), and use the property as your primary residence. The home itself needs to be either a single-family residence, an FHA-approved condominium, or a qualified manufactured home meeting FHA standards.

Making the Money Work for You

One of the most attractive features of a reverse mortgage is its flexibility in how you receive funds. You might choose a lump sum payment, regular monthly disbursements, a line of credit, or even a combination of these options. The amount available depends on several factors, including your age, home value, and current interest rates.

Understanding Your Ongoing Responsibilities

While a reverse mortgage can provide financial relief, it's crucial to understand that homeowners maintain certain responsibilities. You'll still need to pay property taxes, keep up with homeowners insurance, and maintain the property. These ongoing obligations are essential to avoid loan default.

The Long-Term Picture

A reverse mortgage becomes due when you sell the home, move out permanently, or pass away. Typically, the loan is repaid through the sale of the home, with any remaining equity going to you or your heirs. It's important to note that interest rates on reverse mortgages generally run higher than traditional mortgages, and there are various upfront costs to consider.

Impact on Your Legacy

One significant consideration is how a reverse mortgage affects your estate planning. Since the loan balance increases over time, it can reduce the equity available to your heirs. If your family wishes to keep the home after your passing, they'll need to repay the loan.

The Value of Professional Guidance

A reverse mortgage might be an excellent solution for some retirees, offering a way to supplement income, cover medical expenses, or fund home improvements. However, it's a significant financial decision that deserves careful consideration.

IMPORTANT DISCLAIMER: The information provided here is for general educational purposes only. Before making any decisions about a reverse mortgage, we strongly recommend consulting with a qualified mortgage professional and financial planner who can evaluate your specific situation and provide personalized advice.

Gratitude and Thanks from Our Family to Yours

by Sandi Pressley

As the crisp autumn air settles over the Sandia Mountains and the scent of roasting green chile gives way to turkey and pumpkin pie, we at The Sandi Pressley Team pause to reflect on what makes our Albuquerque community so special.

This Thanksgiving season, our hearts are overflowing with gratitude for the incredible people who have made our journey in real estate not just a profession but a true calling. To every client who has trusted us with their dreams of finding the perfect home or starting a new chapter in their lives – thank you. Your trust in us has been the greatest gift we could ask for.

We've had the privilege of witnessing so many beautiful moments this year: first-time homebuyers receiving their keys, growing families upgrading to their forever homes, and retirees finding their perfect sanctuary in our beautiful Land of Enchantment. Each story has touched our hearts and reminded us why we love serving this vibrant community.

Our beautiful city of Albuquerque continues to grow and thrive with its rich cultural heritage, stunning landscapes, and warm-hearted people. We're thankful to be part of a community where neighbors still know each other's names, local businesses support one another, and the spirit of helping others remains strong.

To our partners in the real estate community – the lenders, title companies, inspectors, and fellow agents – thank you for your collaboration and professionalism. Together, we've created countless success stories and helped dreams come true.

As we gather around our own Thanksgiving tables this year, we'll think of all the families celebrating their first holiday in their new homes. We're grateful for the opportunity to have played a small part in your journey.

From all of us at The Sandi Pressley Team, we wish you and your loved ones a blessed Thanksgiving filled with joy, peace, and the warmth of family and friends. May your home be filled with laughter, your table abundant with good food, and your heart overflowing with gratitude.

As we look forward to continuing to serve our beautiful Albuquerque community, we remain thankful for the privilege of being your trusted real estate partners.

Happy Thanksgiving from our family to yours!

How to Grow an Indoor Garden in Albuquerque

by Sandi Pressley

Families in Albuquerque are becoming more health-conscious and concerned with their diet. As a hobby or as a cottage industry, city-dwellers are growing vegetables for pesticide-free produce, free of pesticides.

The ability to grow fruits, vegetables, and herbs at home depends on three factors: climate zone, property availability, and willingness to try.

You can raise edible plants virtually anywhere if you have the right tools and are motivated. Consider the following factors:

Which crops will you grow?

Determine the hardiness zone for your plants. Using a planting schedule, determine what plants are recommended and when they should be planted. Selecting plants is almost as much fun as growing them.

It is best to grow plants indoors by placing them near large, south-facing windows. If this is not possible, set up grow lights or find creative solutions. Avocados, carrots, microgreens, lemons, and scallions are some of the most hearty indoor crops.

How can you garden... without a garden?

When you think of a garden, you probably imagine lush rows of crops and tilled soil, crop after crop of vegetable plants. This dream isn't as unattainable as you might think. Participate in a community garden in your area, and take advantage of fertile ground you can call your own. Gardening in a community allows people to share in the work, strengthen community ties, and give them a sense of accomplishment. A community with the right equipment can turn an unproductive lot into a food-producing area with hard work.

Gardening in a small space is not impossible, though. Urban gardeners have devised innovative ways to garden in small spaces.

Make a grow tower: A 15-gallon plastic drum, a 5 inch PVC pipe, a drill, and dirt are all you need to garden vertically.

Plant in containers: Using buckets, planter boxes, hanging baskets, pots, and wooden barrels on the porch and patio can maximize your growing space.

Create a rooftop garden: Take advantage of the space that most of us don't even think about, our rooftops. If you've got a flat area on your roof and easy access, consider growing fresh food there.

There are plenty of innovative ways to grow your own produce in a small space, so don't let your tight space discourage you. It's just a matter of getting creative and finding the best solution for you. You'll know that all your hard work was well worth it when you've harvested your first tomato or made pesto with your own basil.

Your Albuquerque July Home Checklist

by Sandi Pressley

The month of July is filled with celebrations and summer fun, but we can’t forget to check off the items on our home checklist for the month. Here’s what you should be mindful of for the month of July:

  1. Hang your flag. Show your Independence Day spirit for our country and 4th of July celebration by displaying your flag. If you don’t have a flagpole or large flag to display, opt for smaller flags in containers in front of your home or porches and decks. Happy 4th of July!
  2. Check your safety devices. It’s so important to check your smoke & carbon monoxide detectors monthly. This includes ensuring the batteries are in good working condition and that you have one in each room of your home. You should also have a fire extinguisher on each level of your home. These should be checked for expiration dates to ensure they are always ready for use.
  3. Clean your porch lights. Nothing will dull your porch experience light dirty lights. Take out the glass portion and wash thoroughly. Once dried, put them back in place and put in any lightbulbs that need replacing. For the exterior of the fixture, wipe down gently with a cloth. You’ll have a bright new experience!
  4. Carefully check for any holes in your screens. This happens more often than you think. Whether screens pull away from the borders, or holes have been created in the larger part, this allows insects and other critters to enter your home. You can use a patching kit for smaller holes, or you may need to buy screening material and replace the entire screen for larger holes.
  5. Make your windows sparkle and shine! Rain, dust, sand and more can wreak havoc on your windows…and it happens very quickly. Take time this month to wash windows and door glass inside and out. A vinegar/water solution works great, or you can opt for a store-bought glass cleaner. Voila, sparkle and shine and a whole new perspective when looking outside.
  6. Maintenance of your pool. Besides normal water maintenance to ensure chlorine and bacteria levels stay where they should be, go the extra safety step to ensure children are safely kept away from the water when adults are not around. Drownings happen far to frequently and are very preventable with gates and safety locks. We all want an enjoyable summer in our pools with our family and friends, but also want to protect all our loved ones.
  7. Extra care for our furry family members. Summer temperatures can be brutal for all of us, but we have to pay close attention to our pets. Make sure they have an ample supply of water throughout the day and areas to cool off frequently. You’ll also want to keep them off asphalt and cement as temperatures soar. Even when air temperatures are at 80 degrees, asphalt and cement can be at 120 degrees- which is far too hot for their sensitive paws.

Stay tuned for more home maintenance updates in the months to come, real estate round-ups, featured listings and more. If you’re considering listing or purchasing a home in the Albuquerque area, put our experience and expertise to work for you! Contact us here.

Celebrate our Independence Day at Freedom 4th in Albuquerque!

by Sandi Pressley

We hold our nation’s Independence Day and our freedom sacred in our country and the city of Albuquerque shares in that spirit with their Freedom 4th celebration at Balloon Fiesta Park!

This highly energetic, patriotic event takes place on Tuesday, July 4th from 3:00 – 10:00 pm. It is a family-friendly event that is a crowd pleaser in all aspects. Get ready for boot stomping live music, fantastic local food and drinks, kids activities and more.

Starting at 4:30 the kids will be treated to the FUN ZONE! This will include inflatable jumpers, climbing walls, face painting, games and more. This is the same time that the Food Trucks will begin serving, and you won’t want to miss a single one. Many of Albuquerque’s local favorites will be onsite and features include burgers, turkey legs, roasted corn and more.  Kids can even grab a snow cone to cool off, while adults can help themselves to a variety of beverages. You may also bring your own food and drink- just be sure you don’t have any glass bottles, and bringing alcohol into the park is prohibited.

The live music at this year’s event is second to none. Headliner Lindsay Eli will be preceded by The Fabulous Martini-Tones, Austin Van, and Divino!

The night will culminate with an amazing firework show to light up the sky at 9:15 pm.

Parking can be reserved in advance, and Park and Ride buses will be providing transportation from  Cottonwood & Coronado Malls beginning at 3:00 pm & ending at 7:30 pm, with return trips leaving at the end of the fireworks show up until 11:00 pm.
