Even as hot as the home selling market is in Albuquerque, you still want your home to look fantastic so that you can get as much from the sale as possible. There are a number of important facets to staging a home. How you arrange your furniture is one of those. Here are some do’s and don’ts when it comes to arranging your furnishings when you sell your home.

Dos

Plush Pillows

The pillows are a great place to start. Look for decorative pillows that are soft and plush. Down filled pillows will add a wow factor to any room. You can figure out how your pillows will shape by giving them a karate chop to the top edge.

Space Around Your Furniture

Leave space around your furniture to make your room more inviting. It can be helpful to create more conversational space by placing your furniture farther from the wall, if possible. The best placement for this is between 4-8 feet from the wall.

The Right Light

Lights should be purchased that are appropriately sized for a particular room. A light should complement the décor, much like a fine piece of jewelry will complement a dress. Investing in the right lighting will enhance a room’s ambiance.

Paint Colors Enhance the Look of a Room

Choosing the best color paint for your room can make or break it. A professional can help you determine the perfect shade that brings out the best features in your room.

An Appropriately-Sized Area Rug

The right area rug can bring your furniture together in a cohesive group. You should make sure your rug is at least large enough for the front legs of each piece of furniture in the grouping.

Don’ts

Over-Matching Furniture and Textiles

You should avoid over-matching furniture and textiles. Instead, try to make them relate. Choose pieces that have something in common, such as mood, material, history, color, motif or style.

Skimping on Drapery

When it comes to drapes, less is not more. It's recommended you should use fabric that's up to 3 times the width of your window. If you have fixed side panels, use fabric that's twice as wide as the window.

Isolate Rooms

Rooms should flow together. You can get this effect by linking adjacent spaces. Once way to do this is by carrying over an accent color or repeat a pattern from room to room.

Stopping Before the Layering Phase

This is another area where you can go overboard with matching. For example, if you have a patterned headboard in your room, you can repeat the pattern or color, but not both. Keep it subtle.

Dress Up Your Porch and Sell Your Albuquerque Home Faster

by Sandi Pressley

There are a lot of beautiful homes in Albuquerque for sale. So when you sell your home, you need to make sure it stands out from all the competition, especially these days. Your porch will be one of first things that potential home buyers in Albuquerque will see, so you want to make sure it welcomes them to their new home. Having an inviting porch is an important part of staging your home so that it sell more quickly. Here's a few ideas that will help your porch stand out and welcome guests and home buyers alike.

1. Plants in the Foreground

You can lead your guests right to your porch with plants and flowers that follow the path to your front door. Pretty flowers can really make a big difference in curb appeal. And for those sitting on the porch, it's also a relaxing scene to look at.

2. A Doormat

This step involves nothing more than replacing that tired old doormat. For a more custom affect, try layering a traditional coir doormat atop a larger striped outdoor rug.

3. A Pair of Chairs

If there's room for it, having two chairs instead of one is more welcoming, as it paints the scene of family and friends spending time on the porch together. Some photos may show a chair on each side of a porch, but that doesn't make sense in real life, unless you want to shout back and forth across the porch. Put them together.

4. Thoughtful Color Coordination

Use the color of your front door or trim as a starting point for choosing a color scheme for your porch. You can then repeat that same hue in the accents, like pillows, cushions, door mat, and flower pots.

5. A Fan

Fans are a great way to deal with the bugs and warm weather, and as such make a great investment. A ceiling fan installed by a professional is an ideal choice, but you could also use a standing or tabletop fan as well.

6. Outdoor Curtains

If your porch is lacking in shade, you can add a set of outdoor curtains to diffuse the sun. You can open and close them as needed, just like indoor curtains. If you choose a color other than white, make sure it's a fade resistant fabric to make sure the colors stay vibrant.

With these tips, you'll be on your way to making your home in Albuquerque stand out from the rest of the pack.

Many home sellers are understandably concerned about a looming recession and how it will impact their ability to sell their home in Albuquerque. But just because there may be a recession doesn't mean your home won't sell. It just means there are things to consider to make sure your home is as competitive on the market as possible. Right now, we are in what's considered a buyer's market, which means you'll need to do mare to attract buyers.

Here are 3 main factors to look at:

Pricing

Strategically pricing your home for sale in Albuquerque means the difference between making and breaking the sale. In a buyer’s market, getting the price right is critical.

While market value is based on the sales prices of similar homes in your neighborhood, in a buyer’s market it pays to be aware of your competition. This means looking at homes for sale in your area online. If you find one that is priced comparable to yours, you’ve found your main competitor. If it’s in far better condition than yours, you have two choices, upgrade your home similarly, or adjust the price of your home. We can help you decide which of these two choices would be more advantageous.

Flexibility

Due to new rules regarding social distancing, you will need to be more flexible when it comes to showing your home. No matter what, you home should always be kept clean. Photos will need to be taken to show your home online, as more people will be using our website to look at your home. And in the event that your home will be shown in person, you need to be able to make it ready to view and have arrangements to be safely away from your home during a showing.

Concessions

Home buyers can become unreasonable when they know they are in the driver’s seat. They may ask for personal property to be included in the sale, such as furniture or play equipment. They may ask for credit for carpet or vinyl replacement even if there’s not a thing wrong with the existing floorcovering except that the buyer doesn’t like the color or pattern.

There is no rule about how to handle these situations, since just about everything in a home sale is negotiable when it comes to concessions. If it will pave the way to a smooth and quick closing, many homeowners are more than happy to accommodate the buyers’ requests, as long as they’re reasonable.

Unfortunately, you may need to sell your home when the market is stacked against you. Get your price right, be flexible and have plenty of patience and you’ll get through it.

Maintenance Tips to Help Sell Your Home Faster in Albuquerque

by Sandi Pressley

If you own a home in Albuquerque, at some point you will probably decide to sell your home. No matter when that time may come, it's important to keep your home maintained to make sure it remains in good condition. Good maintenance habits are not something you can just start at the last-minute before you sell your home, they are something you should start now.

What are some of the most important home maintenance habits to get into?

Maintain Your Filters

If you have an AC system, it's important to keep up with changing the filters. When your filters are clogged, your system has to work harder to push air through the house, and this causes more wear on the system over time.

When buying a filter, pay attention to the rating of the filter you are using, as some are rated to last longer and need replacing less frequently.

Inspect and Clean Your Furnace or Boiler

Along with changing filters in your cooling system, it's also important to keep your heating and cooling system itself clean. Dust and condensation can build up over time, leading to degradation of the unit. Maintaining your cooling and heating system can extend its lifespan by years.

Check Your Water Heater

Water heaters are the unsung heros of home life. We just expect them to work forever unchecked. Then when they go out, it's time to panic.

As you no doubt guessed, you can save yourself some grief and get more life from your water heater with some simple maintenance. It's recommended that you check your water heater every year for issues.

Seals can fail and drains can clog, especially if you have hard water. If you notice even a minor leak or scale build up, have a plumber or water heater repair company take a look to make sure there isn't a bigger issue that could lead to a flooded basement.

Check Your Toilets and Faucets

Your toilets and sinks will be inspected when you sell your home, so make you inspect the plumbing fixtures every six months. If you do find any leaks, you can replace the faulty seal yourself. If the leak ends up being larger, then you may need professional help.

Vacuum Refrigerator Condenser Coils

Refrigerators are another appliance that most people don't think about checking. But the condenser coils on the back can collect dust, and this can affect performance.

All you need to do is pull the fridge out and clean off the dust. Then you can also take the opportunity to clean behind it and the floor where it sits.

Clean Your Exhaust Hood

Exhaust hoods can get quite dirty, especially if you love to cook. That grease and grime can lead to a fire hazard, so you should make a habit of cleaning it and replacing the filter if it has one.

These are just a few of the things in your home you should keep maintained and in good order before you sell your home in Albuquerque. Visit our blog regularly for more real estate advice and tips on how to sell your home faster and for more money in Albuquerque.

Pros and Cons of Fencing Your Yard

by Sandi Pressley

If you're deciding whether to build a fence for your property, be it a wood, wrought iron, vinyl or chain link fence, they can be expensive. So it's a good idea to decide what your needs are and if a fence is worth the cost. You need to consider the pros and cons of fencing your yard.

Since fences are so prevalent, the pros certainly outweigh the cons. Here's a few points to consider.

PROS

Privacy

Privacy is obviously the main benefit of having a fenced yard. Having a fence not only reduces the disturbance to your neighbors, but to your family as they play in the pool, garden, sunbathe, etc. Having privacy in your yard can play a vital role in making sure your time outside with family and friends is protected from prying eyes.

Safety

Safety is another key reason people decide to fence their yard. If you have a swimming pool, it's especially essential to have a fence that will protect your family. It's also a great way to keep out the critters you don't want in your yard, as well as letting your dog run free.

Noise Reduction

If you live near a busy street, noise may be an issue. Building an 8 ft high solid fence can reduce noise by up to 10 decibels. Acoustifenc is a product that has been used to reduce sound along highways and mass transit lines. You can now use it in residential settings, and it's reported to reduce noise by up to 5 percent, depending on fence height, elevations and noise frequencies.

Design Element

A well built fence can add a great deal to your home's overall appeal. Picket fences are a great example of how a fence can add to the attractiveness of a property, as well as define the property boundary.

The biggest cons in building a fence are often overlooked. Months or years after building a fence consumers may feel like they made the wrong decision.

CONS

Maintenance

A fence well cared for will add to the appeal of your home for years. But if you don't keep them up, they can deteriorate over the years, especially wood fences. Wood fences, specifically, require occasional cleaning, staining, sealing or painting and can warp and rot over time.

Expense

Fencing an an entire property, or even part of one, is expensive. The price can vary a great deal depending on materials and length, number of gates, and labor.  A wooden privacy fence now averages $17.31 to $23.13 per linear foot – that’s $2,596.50 to $3,469.50 for a 150-foot-long fence.

When determining whether to build a fence or not, it is important to weigh the pros and cons. Typically, the pros will outweigh the cons.

Staging Your Home to Sell in Albuquerque

by Sandi Pressley

Are you getting your home ready to sell in Albuquerque? If so, it’s a busy time for sure, with plenty of preparations to make. One of the things you need to really focus on though is making your home stand out in the Albuquerque real estate market. This is called staging. Many people may feel the need to hire a professional to make their home shine. There’s nothing at all wrong with that idea, but it can get expensive.  You can save money by doing a few basic main tasks. And the best part is that you can save money and raise the potential of selling your home for more.  Here’s what you can do.

De-Clutter & Clean

Who wants to buy a dirty home? Not many, so make sure you go through your house with a fine-tooth comb. Your home needs the deepest clean it’s ever had. Go room by room and clean from top to bottom.  Then sort through all of your possessions and decide what really needs to stay for showings and what you can discard or put in storage.  Doing this kills two birds with one stone. You not only raise the appeal of your home, but it will be easier to move when you sell. Keep in mind that this is no longer going to be your home. Buyers need to see it as their own, so make sure the slate is as clean as possible so that they can envision their own possessions in it.

Be Versatile

Sure, the pink kid’s room may have been cute once. But it may not appeal to everyone. The best thing with rooms is to make them more generic instead of making it seem like they need to be used for the purpose you used them for. You can paint the bedrooms a more gender neutral color and take down posters and other personal items.  If you have a room that you used for something specific, like a sewing room, you may want to turn it into a more general guest room with a desk or table for projects.  Like we mentioned above, buyers need to see this home as their own and be able to see themselves living in it.

Curb Appeal

We all know the saying about first impressions. When it comes to selling a home, that saying rings true. What do people think when they drive by your home? Why not ask your neighbors or friends? The more ideas and input you can get, the better. The fact is that many times buyers will drive by a home before they even schedule a showing. You don’t want that, obviously, so make sure you make the outside of your home appeal to as many buyers as possible.  You should make sure the yard is well cared for.  Add a fresh coat of paint to the siding and trim.  Polish or replace dull hardware.  Clean the walkways and driveway. Also think about investing in new roofing if it’s showing its age.

Other things you can look at in your home are making sure your foyer is clean and clutter free, do a walk through to find areas to focus on, find ways to let in more light, cleaning the fridge and organize the cupboards.

Staging Like the Pros

by Sandi Pressley

Selling your Albuquerque home for top dollar requires that your home be in prime condition, especially compared to other homes in the same area and price range. We can’t all afford to spring for a professional home stager but there are some tips and tricks we can offer to help your home have that staged look and feel.

  • Consider Updates - Updating, especially in kitchens and bathrooms can make or break a deal. Potential buyer look at these rooms as major projects in general. If they’re outdated, a buyer may decide that your home is more work than they are willing to put in.
  • Declutter - Put it all away. From knick knacks to family photos, decluttering makes a big difference in the look of a home. Homes with a lot of clutter give the impression that a home might be lacking storage.
  • Smell It - Better yet, have someone else smell it. We get used to the smells in our home and often, we overlook unpleasant odors that can be a real turnoff to potential buyers. Invite an honest friend over to take a whiff and tell you what needs work.
  • Let the Sunshine In - Natural light can make a room look larger. Remove or replace heavy curtains or blinds with light and airy coverings that let the light in but still provide privacy. During showings, throw back the curtains and let the sunshine in.
  • Add Curb Appeal - Clean up the yard, clear cobwebs and peeling paint and add some color. The fastest way to scare off a potential buyer is to make a bad first impression.
  • Remove That Personal Touch - Buyers want to be able to picture themselves in your home. Removing family photos, religious relics and kid’s artwork allows buyers to see their own belongings in the home.
  • Make The Room A Room - One of the worst mistakes sellers often make is not giving a room a purpose. Putting bedroom and office furniture in the same room can confuse a room’s purpose and potential buyers. Decide what a room will be “staged” as and stick to that one thing.

If you need advice, call the Sandi Pressley Team. We’re here to help you get top dollar for your home.

AND HERE'S YOUR MONDAY MORNING COFFEE!!

Getting your Home on the Market

by Sandi Pressley

Good Monday Morning!

If you are thinking about selling your home, now is the time to begin the process for getting your home on the market. One common thought is that Spring is the best time to get your home on the market. The reality is that by Spring home inventories often times increase and your competition level increases. If you can get your home ready for market by February or March you may beat the rush and have a better climate for a sale. Here are just a few things that you might want to pay attention to prior to placing your home on the market.

  1. Go through your home and do what I call de-clutter. This means take out over sized furniture items, nick nacks, anything that is not needed for everyday living. The idea is to make rooms looks larger and give prospective buyers the ability to see the space.
  2. Touch up interior paint or even re-paint if needed .This would mean making walls, trim ceilings looking as new as possible.
  3. Clean carpets and hard wood flooring.
  4. Clean your home thoroughly and don't forget to clean windows inside and out.
  5. Be sensitive to odors from cooking, pets, etc. Scented candles are a great way to keep your home smelling great. Prospective buyers are very odor sensitive.
  6. Maintain an even temperature in your home. Homes that are too hot or too cold will detract from showings.
  7. Always have your home neat, clean, drapery or blinds open and lights on for showings.
  8. Winter time is tough for exterior, but having your landscaping and home exterior looking great is important. Have flower beds with fresh bark dust, walks swept. leaves raked and washing down siding will greatly increase the way your home looks for drive bys.

One of the key functions that I complete when I visit a home for someone thinking of selling their home is going through a check list of items that the homeowner can do to enhance the appearance of their property. My objective is to list items that will increase the value, lessen the number of days on the market and helping the homeowner not perform tasks that are not dollar productive. If you are considering placing your Albuquerque/Rio Rancho area home on the market, please contact me for a no obligation visit that we can identify items for you to focus on and also get a good idea of your homes current market value.

Have An Awesome Week!
