New or Used: What is the Best Albuquerque Home For You?

If you're thinking of purchasing a home in Albuquerque, you have one big decision to make as you start your search. You have to choose whether to buy an existing property or a new one. In the decision-making process, you have to weigh the pros and cons of each.

In the past, buying a new house was almost always more expensive than buying an older one. The cost of building materials is lower now than in the past, so price isn't necessarily a determining factor, or at least not the primary factor for most people.

What Are the Upsides of Buying an Older House?

Some of the benefits of buying an existing, older home might include:

  • Higher quality construction: This is not to say that new homes cannot be well built, but older homes often have a higher level of attention to detail that is harder to find in something newer. The craftsmanship used in the building of these homes was often a point of pride for the people who worked on them and lived in them.
  • Bigger yards: Land used to be cheaper in the past, so older homes will have larger yards.
  • Character: An older home may appeal to you because of its charm and character.
  • Established Neighborhoods: There are fewer trees in newly developed neighborhoods, and they go through some growing pains. With towering trees and mature shrubbery, an established neighborhood may be more beautiful.
  • More walkability: You're likely to find that older neighborhoods are more walkable, and they tend to be closer to city centers, as opposed to newer houses which generally sprawl farther and farther away from cities.

What About the Downsides of an Older Home?

Buying an older home isn’t all about the dreamy craftsmanship and charm. There are certain negative aspects to consider. Here are some examples:

  • Smaller spaces: Older homes tend to have more rooms and are less likely to have an open-concept layout. Older homes will have smaller spaces than what we see today. Some homes have smaller garages and closets, and it may be difficult to remedy this problem.
  • Maintenance: With older construction, it's hard to find a low-maintenance home. You may discover tree roots interrupting your sewer line or a foundation problem.
  • Updates: An older home may need to be updated in addition to regular maintenance. In order to make the home truly functional for your needs, you might have to remodel the kitchen or the bathrooms.

What Are the Pros and Cons of New Construction?

You're likely not going to have to worry about any maintenance with new construction, as well as the fact that these homes have modern features that make life easier. Typical features of a new construction home include a built-in dishwasher, wired for electronics, and even wine coolers.

There is even a builder's warranty on some new construction homes. You can save money on heating and cooling by buying a newer, energy-efficient home.

The construction of a new home will adhere to current building codes, and when a new home is bought, it feels like yours immediately, rather than carrying the emotional baggage of people who have lived there before.

Because newer neighborhoods are not close to downtown Albuquerque, your commute time may be longer. Also, new homes settle, so you may notice cracks in your walls and door frames.

People have a tendency to think they want one thing and then realize when they start searching that it isn't right for them. Maintain Your Appliances and Save Money

You've seen it before. The washing machine stops washing, leaking on the floor. The stove cuts out just before a big meal. The fridge cuts out and spoils the food.

These disasters can be avoided or delayed with just a few easy DIY maintenance steps. And the best part is that you can do them yourself. Here's a few things to look for to take care of your appliances and potentially save money.

1. Check Your Oven's Door Seal

Your oven can lose more than 20% of it's heat if the door isn't sealed properly, creating a longer to cook time. Open the door and check the rubber or fiberglass gasket that goes around the edge of the door. If you feel any deformed, torn, or broken areas, or if you close the door and find any leaks, replace the seal.

2. Check Range Filters

Metal filters can be washed in a dishwasher or by hand. Replace charcoal filters (don't wash them).

3. Clean Stove top Drip Bowls

Clean the drip bowls underneath your burner elements by pre-soaking them for 5 minutes in cleaning solution. Wash by hand and place them back on the stove top. Try to clean them after spills so they don't get burned in next time the burner is used.

4. Clean Refrigerator Coils

Refrigerator coils can get clogged with dirt, dust and pet hair. This will restrict airflow and make it harder to keep it cool. Gently clean the coils once or twice a year with a vacuum. They can either be found behind the kick plate or in the rear.

5. Change Refrigerator Water Filter 

Old water filters can expose your to harmful water. Make sure you change them every 3 - 6 months, depending on how much water, and brand, you use.

6. Repair Rusty Dish Rack Tines 

Check your dishwasher racks for rusty tines. If you do find rust, it can easily be repaired with a sealant and replacement tips to cover the tines. This will keep your dishes and silverware from being ruined.

7. Maintain Your Garbage Disposal

Check your garbage disposal for any stuck items. Make sure the power is off and do not use your hands! Pour a combination of ice cubes and salt, or vinegar down the drain, then run cold water for 10 seconds and then turn on the disposal with the water still running. Never run the disposal without water. You can remove odors with citrus peels, or with odor removal packets sold in most stores.

8. Clean Dryer Exhaust

Check for lint in the dryer exhaust by loosening the clamp and pulling the exhaust hose from the back of the dryer. Pull out lint with your hands or gently with a hanger. Vacuum before you re-attach the hose.

9. Check Washing Machine Hoses

You can prevent your washing machine from flooding by checking hoses for leaks. Check for cracks, leaks, or weak spots. As a rule of thumb, replace hoses every 5 years.

10. Clean AC Filters

Cleaning your AC filter every 2 - 4 weeks will increase your AC's life, as well as maintain efficiency. Vacuum reusable filters, and replace disposable ones.

If you follow these tips, you'll hopefully be able to avoid costly appliance repairs or replacements.

Four Factors That Affect Moving Costs

Do you plan to move to a new home in Albuquerque soon? New environments are exciting, especially if it is your first home. It's intimidating to search for and purchase a home, but the challenge doesn't end there. 

You must move your belongings and family to this new compound, an undertaking that is quite demanding. If you've ever done it before, you know that the stress lasts for several months after you've started planning. Besides the time and energy it takes, you'll also need enough money to ensure that everything goes smoothly.

You should create a budget based on your needs and what you can afford in order to avoid spending aimlessly. We'll discuss a few of the main factors affecting the cost of your move in this article.

Volume

When moving, the volume of your goods will have a huge effect on your moving expenses. It can have a big impact on the size of the truck used by your local mover and the number of extra workers you may need.

Protecting Your Albuquerque Home from Radon

Radon. We've all heard about it. We know it can be harmful. But what exactly is Radon and how can it be a danger in your Albuquerque home?

Radon is an invisible, odorless gas that can seep into various types of structures, including but not limited to basements, slabs and crawl spaces. The only way to know if it is present at dangerous levels is to test for it. Radon is produced when uranium breaks down in soil, rock and water. It can come into your home through cracks in floors and walls, construction joints or gaps around service pipes, electrical wires and sump pits. According to the EPA, nearly one out of every 15 homes in America has elevated radon levels. An estimated 20,000 deaths from lung cancer are blamed on radon exposure.

Breathing in these radioactive particles, drinking water with high radon levels, or being exposed to radon for long periods of time can make you susceptible to lung damage and lung cancer. If you are a smoker, this will increase your chance of developing lung cancer by 10 times.

It may take years before health problems appear. Your chances of getting lung cancer from radon depend mostly on:

  • How much radon is in your home
  • Where you spend most of your time (the main living and sleeping areas)
  • The amount of time you spend in your home
  • Whether you are a smoker or have ever smoked
  • Test Your Home for Radon Gas Exposure
  • Old homes, new homes, homes with basements and homes without basements can have radon problems. 

If you suspect your home may have radon issues, you should hire a professional tester. You can also use a short-term (2-90 day) or long-term (more than 90-day) test kit. You will get a more accurate result from the long-term kit. Most hardware stores will carry these kits.

While there is no level of radon that is considered completely safe, the EPA recommends reducing radon levels in your home if your long-term exposure averages 4 picocuries per liter (pCI/L) or higher. A pCI is a measure of the rate of radioactive decay of radon gas. This decay causes radioactive particles that can get trapped in your lungs when you breathe.

Reduce Radon Gas in Your Home

If you home tests positive for radon, you can take steps to reduce those levels. This includes sealing cracks in floors and walls and increasing ventilation though sub-slab depressurization using pipes and fans. This work should be done by a certified contractor who has the skills to make sure the work is done properly. The standards set for such a certification are from The American Association of Radon Scientists and Technologists and the National Radon Safety Board.

You should continue to test for radon after the work is done and every two years after that. January is a good time to remember to test for radon, as The U.S. Environmental Protection Agency has designated January as National Radon Action Month.

Radon exposure can pose a threat to the health of you and your family. Make sure you take action to reduce your exposure to Radon today.

What If You Inherit a Home in Albuquerque?

There is a range of emotions that can arise from inheriting a house. Perhaps you feel sad because you have lost someone close to you. Knowing what to do next and the financial impact can also be overwhelming. A house is also a very valuable asset, so it can be exciting as well.

How should you proceed if you inherit a house in Albuquerque?

In this situation, you essentially have three options. Sell it, move into it, or rent it.

Concepts to Consider

You will first need to consider your legal and financial obligations when inheriting a house. A loan, for example, might be owed. Inheriting property may also incur tax responsibilities, such as capital gains and federal estate taxes.

It's not a federal inheritance tax if you inherit a home, but some states have them. In most situations, inheriting property does not automatically result in a tax liability.

An asset, such as a house, can generate capital gains taxes. If you sell the house, you may have to pay capital gains taxes. There are tax implications when a home's fair market value is less than its sale price when it is inherited.

You may be eligible for an exclusion if you keep the home.

Is There Currently a Mortgage?

Having a house that's already paid for means fewer financial considerations.

A property with an open mortgage can be assumed, which means you take over the payments as an heir and pay off the debt based on the original terms of the mortgage.

Reverse mortgages and some other loans become due at the time of the borrower's death or the sale of the property. In such a case, as the heir, you would be required to sell the home and settle the remaining debt if a reverse mortgage is open.

Did You Inherit a House with Your Siblings?

Having several siblings or family members inherit the same house is common and complicating. Therefore, multiple opinions could play a role in the decision on what to do with the property.

A buyout may be an option if there are multiple stakeholders. For whatever reason, one sibling can purchase the other sibling's home if they want to keep the house.

The simplest thing to do is to sell the home and split the profit. The home can also be rented out and the profits split.

Even though it may seem like overkill, catching a problem in your home before it settles can save you a great deal of money. Home maintenance is part of the deal when you buy a home, and it will help ensure its value increases over time. 

When looking for problems in your house, knowing what to look for and where to look is essential. There are quite a few areas of the house that are frequently overlooked, resulting in severe damage and expensive construction. Our list below outlines 5 common household repair issues you may overlook. 

Gutters

The question is, how can you avoid being taken advantage of by these crooked contractors?

Read reviews and do your research

Reviews of contractors are easier to find now than ever before. Searching online yields a wealth of information, and you should take advantage of it. Choosing the first contractor in Albuquerque you find can be tempting. Reading reviews and doing your research can save you both time and money. You could end up saving thousands of dollars and avoid a lot of headaches by spending a few minutes reading online. 

Get multiple estimates, and don't be cheap

You should only hire a qualified contractor if you plan to do home improvement work. It's important to get multiple estimates and research different contractors before selecting one. The first contractor you find or someone who offers low prices may seem appealing.
