New Mexico has an ideal climate for producing fine wine, and it's a centuries-old tradition. If you're in the mood to try something new, here's a few of the top wineries and tasting rooms in the Albuquerque area to help you find the perfect vintage.

Camino Real Winery

Open weekends for tours and tastings, their grapes here are grown in the countryside of Tome, south of Albuquerque. They also offer a selection of New Mexico craft beers.

Casa Abril

Casa Abril produces wines using Spanish and Argentinian grapes of Tempranillo and ​Malbec varieties. The grapes are grown in rural Algodones, located between Santa Fe and Albuquerque. Casa Abril continues the Spanish traditions brought to New Mexico centuries ago.

Casa Rondena Winery

Nestled in the heart of Los Ranchos de Albuquerque. Wines are crafted from the grapes grown right on the winery's grounds and range from dry whites to Syrahs and reds. You can taste their award-winning wines in the tasting room and enjoy a stroll through the grounds, or have a glass on the patio.

Corrales Winery

This family owned winery produces award winning Muscat Canelli dessert wine with their own grapes. Other wines are produced from New Mexico grapes to become Rieslings, Mariachis, and Cabernets. Found in the heart of the historic village of Corrales, the area is one of the oldest wine growing regions in North America. Visit the winery and stay on to shop in the village, which features fine arts and crafts.

Gruet Winery

Take a taste of five Gruet wines and you'll get a souvenir glass to bring home. Or you may choose a tasting of reserve wines and receive a souvenir Riedel/Gruet champagne or wine glass. Tours are available for up to 30 people, and even larger groups can be accommodated if split into more than one group. Its grapes are grown in southern New Mexico near Truth or Consequences, which has ideal growing conditions for grapes. Gruet produces nine different sparkling wines, two Chardonnays and two Pinot Noirs, both with regular bottling and reserve bottling.

Milagro Vineyards

The winery produces Zinfandel, Chardonnay, Merlot, Cabernet Sauvignon, Cabernet Franc and Syrah wines from their own grapes. The fine wines are made from Vinifera grapes and finished through handcrafting with traditional techniques in French oak casks.

Keep Your Kids Safe in Albuquerque This Halloween

Halloween is almost here, and no doubt your kids have already picked out the costumes and making arrangements to get the most out of the holiday. But as a parent, of course you want to keep them safe as they go out into the streets. Children are more than twice as likely to be hit by a car and killed on Halloween than on any other day of the year. Here's a few reminders to keep your kids safe in Albuquerque this Halloween.

Costume Safety

  • All costumes, wigs and accessories should be fire-resistant
  • Avoid masks, which can obstruct vision
  • If children are allowed out after dark, fasten reflective tape to their costumes and bags, or give them glow sticks
  • When buying Halloween makeup, make sure it is nontoxic and always test it in a small area first
  • Remove all makeup before children go to bed to prevent skin and eye irritation

  • A responsible adult should accompany young children on the neighborhood rounds
  • If your older children are going alone, plan and review a route acceptable to you

Pros and Cons of Fencing Your Yard

If you're deciding whether to build a fence for your property, be it a wood, wrought iron, vinyl or chain link fence, they can be expensive. So it's a good idea to decide what your needs are and if a fence is worth the cost. You need to consider the pros and cons of fencing your yard.

Since fences are so prevalent, the pros certainly outweigh the cons. Here's a few points to consider.

PROS

Privacy

Privacy is obviously the main benefit of having a fenced yard. Having a fence not only reduces the disturbance to your neighbors, but to your family as they play in the pool, garden, sunbathe, etc. Having privacy in your yard can play a vital role in making sure your time outside with family and friends is protected from prying eyes.

Safety

Safety is another key reason people decide to fence their yard. If you have a swimming pool, it's especially essential to have a fence that will protect your family. It's also a great way to keep out the critters you don't want in your yard, as well as letting your dog run free.

Noise Reduction

If you live near a busy street, noise may be an issue. Building an 8 ft high solid fence can reduce noise by up to 10 decibels. Acoustifenc is a product that has been used to reduce sound along highways and mass transit lines. You can now use it in residential settings, and it's reported to reduce noise by up to 5 percent, depending on fence height, elevations and noise frequencies.

Design Element

A well built fence can add a great deal to your home's overall appeal. Picket fences are a great example of how a fence can add to the attractiveness of a property, as well as define the property boundary.

The biggest cons in building a fence are often overlooked. Months or years after building a fence consumers may feel like they made the wrong decision.

A fence well cared for will add to the appeal of your home for years. But if you don't keep them up, they can deteriorate over the years, especially wood fences. Wood fences, specifically, require occasional cleaning, staining, sealing or painting and can warp and rot over time.

Expense

Fencing an an entire property, or even part of one, is expensive. The price can vary a great deal depending on materials and length, number of gates, and labor.  A wooden privacy fence now averages $17.31 to $23.13 per linear foot – that’s $2,596.50 to $3,469.50 for a 150-foot-long fence.

When determining whether to build a fence or not, it is important to weigh the pros and cons. Typically, the pros will outweigh the cons.

What Albuquerque Home Buyers Should Know About Appraisals

Most of us have our own reasons for wanting to buy a home in Albuquerque. Maybe we want a bath with a luxury spa. Maybe we want a huge deck for parties.

But your lender doesn't care about such things - the designer tub, the fire pit, and all the extras. What they really care about is the actual value of the home and if it's worth as much as the value of the mortgage.

To a bank, a house is collateral. That means that they can foreclose on the home if you miss payments.

Therefore, a home must be valued at, or above, the agreed-upon purchase price, and this has to happen before you can close on a house. That’s where a home appraiser comes in.

A Home Appraiser Is Neutral

After you sign a home purchase agreement, which is the contract between you and the seller about the terms of the pending sale, and before your lender approves your loan, the home you’re buying must pass an appraisal.

An appraiser is either licensed by the state or a certified professional. It's their job to asses the value of the home. They are on no one's side, not you or the seller. They are chosen by your lender through an appraisal management company, which is a neutral entity.

Appraisers survey a house in person, using five main criteria to determine the value of a home:

  • Location
  • Age
  • Condition
  • Additions or renovations
  • Recent sales of comparable homes

Be Prepared to Pay for the Appraisal — or to Negotiate

Usually the home buyer is the one that pays for the appraisal, and this is generally included in the closing costs. But this can be negotiated. You can always ask if the seller will pay for it.

Home appraisals are not as expensive as you might think. They will usually cost between $287 and $373.

Appraisals Take a While, So Be Patient

Typically, a purchase agreement has a “home appraisal contingency” requiring that the appraisal be completed within 14 days of the sales contract being signed. Because it takes appraisers some time to visit your house and write a report — up to a week, or longer in a busy housing market — your lender will order the appraisal immediately after you sign the purchase agreement.

Having your home on the market in Albuquqerque during the autumn selling season can be a great thing. There are fewer homes on the market, which means you will be in an ideal position to market your home. Here's a few staging tips to help you close the sale by the holidays.

1. Brighten Up

Days are getting shorter, and that can be a good thing for sellers. When you have a well-lit room, it looks larger and more inviting. Turn on all of your lights before the showing, and make sure they can be seen from the steet so that they welcome buyers as they drive up.

DIY Steps to Finding Air Leaks in Your House

Is your home in Albuquerque ready for the colder months ahead? If your home gets cold in the winter, it could be because heat is escaping through air leaks. Air leaks can be hard to find both inside and outside your home.

How can you find these hidden air leaks?

Use Air Leak Detectors

Sure, you may be able to feel air leaks with your hand, but there are better ways to 'see' the air leaks. A smoke pencil is a tool you can use to find air leaks by sending a thin stream of smoke or fog toward the window. Then you can see where the air is going.

Then you can check the outside of your home for leaks by checking the foundation for cracks and gaps. Also check electrical outlets and water faucets.

Do Your Own Energy Audit

Sure, you can hire a pro to do an energy audit. But if you want to do it yourself, Energy.gov has a great home audit checklist. This will give you an idea of where your home is and should be on the energy efficiency scale.

If you prefer that a professional audit your home, look at the Database of State Incentives for Renewables and Efficiency (DSIRE) for policies and initiatives that can help save you money when it comes to making your home more energy efficient.

Add Weatherstripping and Spray Insulation

You can also plug and caulk around electrical outlets, windows, and doors using caulk and weatherstripping. Outside, use spray foam insulation to fill holes. Replace window glazing to keep the seal tight. 

Fixing air leaks will make your home more energy efficient. You'll feel warmer in winter, cooler in summer, and, perhaps best of all, you'll save on monthly utility bills.

Get Ready For The Greatest Hot Air Balloon Festival in the World

There's simply no other festival like it in the world. It's the Albuquerque International Balloon Fiesta® and it's coming up next month on October 5-13. This beautiful time of the year is only made more amazing with the sight of hundreds of colorful balloons in the air. But this fiesta is not all just a bunch of hot air. There's so much going on during these 9 days to keep everyone from around the world in amazement.

Just the opening day on Saturday brings non-stop action and fun. Starting at the crack of dawn at 6am is the Dawn Patrol Show and the Krispy Kreme Morning Glow at 6:30am. The opening ceremonies at 6:45am kick off the breathtaking Mass Ascension where all of the balloons will be launched, filling the Albuquerque skies with stunning colors.

And while the balloons are aloft, there's plenty to do on the ground, with the AIBF Chainsaw Carving Exhibition & Auction, America's Challenge Gas Balloon Inflation, Team Fastrax Sky Divers, America's Challenge Gas Balloons Launch, and capping off with the AfterGlow™ Fireworks Show. And this is all just on the opening day!

Since this event is hosted by Canon, there will be a photo contest where you can show off your balloon photography prowess. And since half the fun of balloons is all the shapes they come in, the most popular event is the Special Shape Rodeo where all sorts of characters come to life in the sky.

In all, there will be 550 balloons with 650 pilots from around the world. Over 880,000 people will be there to witness this amazing spectacle.
