Due diligence is an important term in real estate, as well as in other contexts. It refers to the process of conducting thorough research and gathering information before making a significant purchase. In the case of buying a home in Albuquerque, due diligence involves learning about the neighborhood, school district, property history, proximity to amenities, and the specific terms of the mortgage loan. It is akin to doing your homework before making a decision.

When researching a home, it is crucial to gather information about its current condition. Assuming a home is move-in ready without proper investigation can lead to unexpected repairs or renovations.

During the house buying process, it is common to have a period of due diligence outlined in the contract. This timeframe varies depending on the state and can extend until the closing.

During the due diligence period, it is crucial to thoroughly understand the house and the neighborhood. This allows for any potential surprises to be identified, and if necessary, provides the option to cancel the contract.

Due Diligence During Your Home Search

During your home search, it is crucial to conduct due diligence. This involves taking steps to ensure that you are well-informed throughout the process. Working with a real estate agent who listens to your needs and is knowledgeable is essential. Before making an offer on a home, it is important to gather as much information as possible about the current housing market in your desired location. Your real estate agent can provide valuable insights on current property values, average list prices, and home sale trends. From there, you might start to narrow down neighborhoods.

During the pre-offer due diligence period, it is important to compare mortgage loans and lenders. Additionally, it is crucial to consider the necessary steps to insure the home. Once all necessary preparations have been made, it is time to make a competitive offer.

Due Diligence Before You Close

Before closing on a property, it is important to complete certain steps of due diligence. As a buyer, you should request a home inspection and appraisal to ensure the condition and value of the property. Additionally, it may be necessary to request a land survey review. These steps are crucial in avoiding any unexpected issues or surprises.

You might also want to talk to your real estate agent about a home warranty.

Having contingencies in your contract provides you with the option to back out of the transaction if necessary. It is important to note that sellers typically do not allow buyers to back out after making an offer unless there is a valid reason.

Once the seller accepts your offer and both parties sign the sale contract, the official period for due diligence begins. At this point, you are under contract.

The due diligence period poses a risk for sellers as it prohibits them from showing the home to other potential buyers once they accept an offer. If a buyer decides against purchasing the house at the end of the 30-day period, it goes back on the market. However, the longer a house is on the market, the less desirable it becomes, causing sellers to lose out on potential buyers during that month.

A due diligence fee can be helpful because it incentivizes the seller to accept your offer and take on the risk of removing their home from the market during your due diligence period. While it is not typically required, paying a due diligence fee can improve your deal and increase the chances of it being accepted. If you proceed with the purchase, the fee is credited towards your closing costs.

However, if you decide not to buy the house, the seller keeps the due diligence money as compensation for their lost time. It is important to note that due diligence fees are non-refundable if you cancel the sales contract, but the seller may refund the money if they back out of the sale.

Earnest money is different from due diligence money. It shows the seller that you're acting in good faith and won't breach the contract. If you breach the contract after paying earnest money, the seller keeps the money. However, earnest money can be refunded if you back out of the sale, unless your contract says otherwise.

How Long Can You Go Without Paying Your Mortgage?

by Sandi Pressley

Living in a house in Albuquerque without paying the mortgage is a topic that sparks curiosity and misconceptions. However, the reality is complex. A mortgage is a long-term loan used to purchase a home, with specific terms and conditions outlined in a legal contract.

There are several factors that can determine how long you can stay in your house without making mortgage payments. These factors include the type of mortgage you have, the foreclosure laws in your area, your financial situation, and any negotiations you have with your lender. Additionally, it's worth considering the potential impact of foreclosure mediation in helping to find alternative solutions to mortgage problems.

The Consequences of Missing Mortgage Payments

Missing a mortgage payment can have significant consequences on your credit score and financial well-being. It is important to understand that even a single missed payment can have a lasting impact.

1. Late Payment Fees

Lenders often impose a late payment fee when borrowers fail to meet the due date for their mortgage payment. These fees can quickly accumulate, further contributing to overall debt.

2. Credit Score Impact

Late mortgage payments can have a significant negative impact on your credit score, making it harder for you to secure loans, credit cards, or favorable interest rates in the future.

3. Default Status

When you fail to make a certain number of mortgage payments, your mortgage is considered in default. At this point, the lender has the right to accelerate the loan, which means that the full balance becomes due immediately.

4. Foreclosure Proceedings

If you continue to miss payments, your lender may initiate foreclosure proceedings. However, there is a potential solution called foreclosure mediation, which allows homeowners to collaborate with their lenders and reach a mutually agreeable resolution to avoid foreclosure.

So, how long can you live in your house without paying the mortgage before these consequences come into play?

The Grace Period

The standard grace period for mortgage payments is typically 15 days after the due date. During this time, you can make your payment without incurring any penalties. However, it is important to review your mortgage agreement, as grace periods may vary.

Missed Payments and Penalties

Once the grace period is missed and consecutive payments are not made, penalties begin to accumulate. The exact number of missed payments that result in these penalties can vary, but typically lenders take action after three to four consecutive missed payments.

a. Three to Four Missed Payments

Missing three to four consecutive mortgage payments can result in your lender reporting the late payments to credit bureaus, which will negatively impact your credit rating.

b. Late Fees

Missing a payment not only affects your credit score, but also results in additional costs in the form of late fees. These fees can vary, ranging from a few percentage points to as much as five percent of your regular mortgage payment.

c. Default Status

Once you've missed multiple consecutive payments, your mortgage can enter default status. At this critical stage, the loan is accelerated and the outstanding balance becomes immediately due.

Facing Foreclosure

If you continue to miss payments, foreclosure becomes a looming threat. A foreclosure is a legal proceeding that gives the lender the right to confiscate and sell your property to recoup the money owed. The exact timeline for foreclosure can vary widely depending on state laws, court schedules, and lender policies.

The foreclosure process typically takes several months to over a year to be completed. Throughout this time, it is possible for you to continue living in your house. However, it is important to note that the impending loss of your home is a significant consequence.

The missed payments and default status have already greatly affected your credit score, making it challenging to secure another mortgage or find alternative housing.

Avoiding Foreclosure

If you find yourself unable to make your mortgage payments and want to avoid foreclosure, it is crucial to take immediate action. Here are some steps to consider:

  • Contact your lender: It is important to maintain open communication with your lender if you experience financial challenges. They may offer options such as loan modification or repayment plans to assist you.

  • Seek Assistance: There are various resources available to assist individuals facing financial difficulties and potential foreclosure. Government programs, such as loan modification and refinancing options, can provide solutions to help homeowners stay in their homes.

  • Sell Your Home: If you are unable to continue living in your home, it may be wise to sell it before foreclosure becomes unavoidable. By doing so, you can use the proceeds to pay off your mortgage and possibly retain some of your equity.

  • Legal Assistance: To delay or stop the foreclosure process, consult a foreclosure defense lawyer for alternative options.

The length of time you can live in your house without paying the mortgage before facing serious consequences varies based on factors such as your lender, mortgage agreement, and location. Generally, there is a grace period of approximately 15 days after the due date to pay without penalties. However, if you miss three to four consecutive payments, late fees, credit score damage, and the risk of foreclosure become significant concerns.

It's Time for the 2023 Albuquerque Balloon Fiesta!

by Sandi Pressley

Every October, the skies of Albuquerque come alive with a vibrant display of over 500 balloons taking flight from Balloon Fiesta Park. The Albuquerque International Balloon Fiesta is the largest hot-air balloon festival in the world, and it's an event you won't want to miss. As you wander through the festival, you'll be surrounded by the mesmerizing sight of hot air balloons gracefully ascending into the cool autumn air. It's an experience that will transport you to a dreamlike state.

The Albuquerque International Balloon Fiesta is a highly regarded event that draws visitors from around the globe. Taking place in the first week of October, it offers a sensory experience with the aroma of roasting chiles and the captivating sight of hot air balloons gracefully floating through the autumn sky. The Balloon Fiesta Park serves as the launch site for hundreds of balloons, creating a city-wide celebration that should not be overlooked.

One of the main attractions of the fiesta is the Dawn Patrol, which was introduced in 1978 by two California balloonists. They developed position lighting systems that allowed them to fly at night. The Dawn Patrol pilots take off before sunrise and continue flying until it is light enough to see landing sites. This is particularly appreciated by fellow balloonists as they can observe the balloons and gather early information about wind speeds and directions at different altitudes. On mass ascension days, around a dozen Dawn Patrol balloons perform the Dawn Patrol Show, a synchronized inflation and launch accompanied by music. This show has been a part of the Balloon Fiesta since 1996. The inflations for the Dawn Patrol begin at approximately 5:45 AM, weather permitting, with the actual launch taking place around 6:00 AM.

The balloon event will not only feature captivating balloons, but also a diverse range of talented performers, many of whom are local New Mexicans. These performers represent various styles and genres, adding to the magical experience.

Simple Solutions to Get More Storage in Your Albuquerque Home

by Sandi Pressley

Many people share the frustration of limited storage space in their homes. According to Forbes, a significant number of buyers are seeking additional storage options to better organize and declutter their living spaces. Garage storage solutions and walk-in pantries are particularly popular choices for effectively organizing and concealing items.

Take a new look at your house

If you're running low on linen space, consider transforming a corner or niche into a closet. With an open mind and fresh outlook, you can reimagine the space to meet your needs.

Pick the right furniture

Better Homes and Gardens recommends a hardworking living area that maximizes space with built-in cabinets for storage and display. Ottomans are a versatile option as they are small, movable, and can serve as a coffee table or extra seating. They also provide hidden storage for remotes, blankets, and other items, helping to declutter your space efficiently.

Grab some Space Saver Bags

Space bags are a practical storage solution for off-season clothes, jackets, and bedding. With the ability to compress items to a fraction of their original size, they are ideal for maximizing storage space. According to Amazon, the jumbo size is more than sufficient for bulky bed linens with pillows, a big winter jacket, or an entire season's worth of wardrobes.

Roll it out

There’s a better use for the space under your bed than dust bunnies. All you need are a few rolling storage tubs to reclaim this square footage for your stuff.

Recycle your coat closet

If you have a coat closet, it would be repurposed for other uses. Add some basic wire shelving, which you can find in tons of sizes and configurations, and now you’ve got a place to store linens, Costco goods, or anything that doesn’t currently have a place to go.

Go above and beyond

To maximize storage space in closets, consider adding an additional shelf at the top. This eliminates the risk of items falling or becoming unbalanced and allows for full utilization of the space up to the ceiling.

Hang from the ceiling

Garage storage is essential. However, if your garage is lacking in space, there is still a solution. SafeRacks are hanging garage storage shelves that can be purchased online or at Costco. These shelves allow you to elevate your belongings, freeing up valuable floor space for your vehicles.

Organize your pots and pans

If you're struggling with limited space and poor organization in your kitchen, it may not be a matter of lacking space altogether. Rather, it could be due to inefficient storage solutions such as oversized, shelf-less cabinets or poorly designed pantry shelves that hinder visibility to the back. Investing in the right organizer can have a transformative effect on your kitchen. Consider checking out specific recommendations, and you'll witness a remarkable improvement in your kitchen's functionality and organization.

DIY yourself a solution

With a vivid imagination and the right tools, you can create storage solutions that meet your needs. Consider incorporating secret compartments in the fireplace trim, pull-out drawers in the banquette, and the under-the-stairs trick to maximize space.

Sell Your Albuquerque Home Faster With These Curb Appeal Tips

by Sandi Pressley

When selling your Albuquerque home, the first thing to prioritize is the curb appeal. Buyers often form their initial impression based on the exterior, whether online or during a drive-by. Maintaining the curb appeal is essential for selling your house successfully. It not only attracts potential buyers but also boosts your own satisfaction and productivity.

What are some affordable ways to enhance your curb appeal without having to leave your home for supplies?

Manicure the Lawn

Maintaining your lawn is a simple DIY project that can quickly enhance the appearance of your home. Regularly mow your lawn to keep it looking neat and trim. Additionally, remove any weeds that may be detracting from its overall appearance. For an extra level of care, consider using an edger to give your lawn a clean and defined look.

Tend Those Beds

To show buyers that your home is well taken care of, groom your garden beds by weeding and removing debris. Spread mulch throughout the garden for a weed-free and fresh appearance. For quick and long-lasting color, plant annual flowers like pansies, black-eyed Susans, impatiens, and petunias.

Wash Off Dirt

A garden hose with a nozzle is effective for removing debris from sidewalks, driveways, and the front of your house. If you have a power washer, it is even more powerful. However, when power washing siding, be cautious as the strong power can cause damage.

Tidy Up the Driveway

Your garbage and recycling should be put to the side of your house, preferably behind a bush or small screen. Keep your driveway and lawn free of debris. Getting rid of old ornaments that show their age is also a great idea.

Make the Windows Sparkle

To achieve a sparkling home, it is essential to have clean windows both inside and out. If your windows tilt out, cleaning the exterior becomes easier. However, it may be necessary to have someone hold a ladder for stability. For windows with dirt and cobwebs, spraying them with a garden hose is an effective first step. To thoroughly clean, a mixture of vinegar or detergent diluted in warm water can be used for scrubbing. In the case of windows that do not tilt out, a long-handled brush can be utilized for washing.

Add Some Light

You don’t have to spend a fortune on landscape lighting. Get some lanterns to line the walkways or something to hang from a tree can to give your yard a stylish effect. Lighting not only highlights key areas of your yard, like trees and flower beds, it also provides a bit of extra security. If you’re still not sure where to start, check out your local hardware store with a photo or sketch of your home and ask for ideas. Let them know you’re planning on selling your home and you’re struggling with your curb appeal, you might get some great advice.

With these simple tips, your Albuquerque home will be ready to sell.

How to Deal With Clogged Drains in Your Albuquerque Home

by Sandi Pressley

Clogged drains are common in Albuquerque homes due to various reasons. In bathroom sinks, excessive hair buildup can occur, especially if used for shaving regularly. Kitchen sinks may have greaser buildup or other substances that restrict water flow and eventually lead to complete blockage.

Unclogging a drain line can be done by most people with basic tools and drain cleaner from a grocery store. Alternatively, a professional drain cleaning service can be called to diagnose and solve the problem, albeit at a higher cost. This expense is justified for particularly stubborn clogs.

When faced with a clogged drain, there are three tools you can use. The plunger, a long-standing option, is commonly used. Another option is the drain snake, which requires practice to use effectively. Lastly, you can call for help from a professional.

Using a Plunger

A drain plunger is an essential tool for every home or apartment. It should be kept near the toilet for easy access when dealing with stubborn flushes. A drain plunger functions in two ways: creating suction to pull clogged material towards the drain and applying pressure to push the clogged material down the drain.

Repeatedly pushing and pulling the plunger can manipulate and free the clog, allowing it to continue through the drainage system. However, if there is additional material clinging to the pipe, the clog may return. Common culprits include soap residue, cooking grease, and other solids that cling to the sides of drain lines.

Using a Drain Snake

When dealing with stubborn clogs, a plunger is often effective, but it may not always suffice. In such cases, a drain snake, also known as an auger, can be used. The business end of a drain snake features a coiled and rigid wire that can be used to effectively break through and remove tough clogs.

A drain snake is a tool used to unclog drains. It consists of a long line rolled up inside a drum, which holds several feet of cable. To use it, you insert the business end of the drain snake into the clogged drain and turn a handle to extend the snake down into the drain pipe. When the snake contacts the clogged material, it can be used to punch it loose or bore a hole through it. Combining a drain snake with a plunger can be an effective way to fully clear a clog.

Using the Phone

If all other attempts fail, it is advisable to seek assistance from a licensed Albuquerque plumbing service to address your clogging issues. Plumbers possess the necessary tools and expertise to identify the most effective method for clearing a clogged drain. In some cases, they may need to dismantle certain drain lines to remove the obstruction or replace damaged components that contribute to persistent or severe clogs.

After the plumber fixes the clogging problem, it's crucial to take preventative measures. Understanding the common culprits of clogging is key. For instance, pouring used cooking grease down the kitchen drain can lead to coagulation, pipe buildup, and restricted water flow. The grease coagulates, clings to the drain pipe, and causes other materials to collect and restrict the water flow until a drain exists.

Get to Know Albuquerque at These Top Attractions

by Sandi Pressley

Nestled in the Rio Grande Valley at the foot of the Sandia Mountains, Albuquerque is a high desert metropolis that welcomes millions of visitors a year. From stunning landscapes made familiar to many by the popular television series Breaking Bad, to museums that highlight the city’s American Indian and Southwestern heritages, Albuquerque offers an abundance of activities and sights for every traveler.

Here are the top 5 places to visit when you visit or move to Albuquerque:

Petroglyph National Monument

Petroglyph National Monument is a natural monument that stretches along Albuquerque’s West Mesa, a volcanic rock slope that dominates the city’s western horizon. One of the largest petroglyph sites in North America, the boulders feature more than 20,000 prehistoric images carved by Ancestral Pueblo peoples and early Spanish settlers 400 to 700 years ago. The stone relics allow those visiting Albuquerque, New Mexico to share the cultural heritage of those who lived and traveled through the Rio Grande Valley.

Albuquerque Museum of Art and History

Located in the heart of Old Town, the Albuquerque Museum of Art and History is dedicated to preserving the art of the American Southwest and the rich heritage of Albuquerque. The museum has three permanent exhibits that portray the artifacts of colonial life in New Mexico, including conquistador armor, early maps, and weavings. The museum also hosts a range of special exhibits that depict art from around the world.

Sandia Peak Tramway

Sandia Peak Tramway, the longest aerial tramway in the United States, stretches from the northeast edge Albuquerque to the crestline of the Sandia Mountains. A trip on the 2.7 mile-long tramway offers breathtaking views of Albuquerque and the New Mexico countryside, including deep canyons and stunning terrain of the Sandia Mountains within the Cibola National Forest. Atop the Sandia Peak, sightseers have the opportunity to enjoy panoramic views of the Rio Grande Valley from an observation deck as well as to explore miles of hiking and mountain biking trails.

Indian Pueblo Cultural Center

Owned and operated by the 19 Indian Pueblos of New Mexico, the Indian Pueblo Cultural Center showcases the artifacts and history of traditional Pueblo cultures and their contemporary art. The center is best known for its collection of Pueblo pottery and murals, and houses more than 20 murals and 2,500 pieces pottery, jewelry, baskets, textiles, archeological artifacts, paintings, photographs, and prints. The Indian Pueblo Cultural Center also offers traditional Native American dances every Saturday and Sunday, where visitors can experience dance groups from the 19 Pueblos of New Mexico as well as Plains Style, Apache, Hopi, and Navajo dancers.

American International Rattlesnake Museum

The animal conservation museum boasts live displays of 34 species, from albino snakes to a Gila Monster. Save Money on Your Albuquerque Home Decor With These "Fake" Ideas

by Sandi Pressley

“Fake it till you make it” is what they say in the military. But that saying can also be true of home decor. Today, faux is the way to go when it comes to making your Albuquerque home look like a million bucks. You can create a great-looking space, even if it wasn't built this way, and without spending a lot of money. Many of these items below stand in just as well as the "real stuff," and because they're DIY friendly, they're even more appealing.

Electric fireplaces

A fireplace can help a home feel comfortable and cozy, but not everyone has one built in. Thankfully, electric fireplaces are inexpensive and easy to incorporate into your home.

Electric fireplaces provide an alternative to traditional systems for those who don't have a chimney or who prefer to avoid the hassle of wood burning or gas fireplaces. Installing them is quite easy since all you need is a power outlet and no chimney or venting, although, if you plan to place them in a wall you may need to hire a professional.

Make your fireplace pretty

Installing that fireplace also means trimming it. For some homeowners, Airstone veneers are the smart choice, as they are lighter, durable, and easier to install than traditional stone veneers.

Faux panels

If you would like to redesign a large space, small products may not be the best answer. Faux panels and sidings are made of high-density polyurethane and are modelled from actual rock and stone, so they are lightweight, durable, realistic, and easy to install. The panels can be installed yourself by a homeowner or contractor in a fraction of the cost and time it takes to get a new exterior look for a small investment. These panels could also make an excellent addition to any living space that needs more personality.

Peel-and-stick wallpaper

It's no longer a novelty to apply peel and stick wallpaper, and it's not just for those who don't like to hang traditional wallpaper. Some people often want to alter thier home's decor, so temporary peel and stick wallpaper can be useful.

Other peel-and-stick options

Getting real stone looks easy with this peel-and-stick option. Unlike wallpaper, the peel-and-stick option gives you materials that look natural in an easy-to-apply, easy-to-manipulate, and easy-to-remove package. It is expensive, so at about $23 per square foot you're not getting a budget answer. However, if you prefer stone but can't handle the hassle of installation, this may be the right option for you.

Quartz countertops

Quartz has become the most popular countertop material on the market today, surpassing granite in popularity. Today's homeowners are going quartz because of the ability to get the look of marble without the high maintenance and dread of a stain or scratch ruining their expensive counters.

Marble backsplash

You can spend thousands of dollars running marble along your kitchen walls. Peel-and-stick vinyl tiles were intended as floor tiles, but at under a dollar each, they're a great option for walls too.

Stencils

Using stencils, you can create the look of Moroccan tile or shiplap, customized furniture and even handmade-looking pillows. You can achieve the look of custom tile in your kitchen, on your floor, or to accent your furniture. Create the look of customized tile in your kitchen, or on your floor, with no need to spend a fortune or undergo an extensive remodeling project.

Depending on the size you require, these tiles are available in 6x6, 8x8, or 12x12. You may also want to check out the furniture stencils that can transform an old piece into something new.

So when it comes to making your home look great, you really can fake it till you make it!
