'Tis the Season for Christmas trees, luminarias, nutcrackers, egg nog and holiday lights! ABQ Trolley Co. presents: Trolley of Lights - a holiday lights tour! Join ABQ Trolley Co. this December as we head out to see Albuquerque's holiday lights aglow. The Trolley of Lights departs from Hotel Albuquerque at Old Town.

Tours last approximately 75-minutes. December evenings in Albuquerque are quite brisk; please dress for 30 degree weather as we will be riding in an open sleigh, er Trolley (blankets, long underwear, mittens, knit caps, wool socks, etc will be necessary).

Lap-sitters under 5 years old are free.

Cleaning gutters and trimming trees is not everyone's favorite pastime. But when a storm hits, these mundane tasks can serve as your home's armor.

These tips will get your Albuquerque home ready for disasters, like water damage to your home, power outages, and more.

Clean Gutters to Prevent Water Damage

Cleaning the gutters may seem like a simple task, and that's why many people put it off. Yet clogged gutters can lead to a great deal of damage over time. Water can overflow and penetrate your home's foundation. Water can also seep into your attic and damage walls.

While you clear out debris, make sure to also check the downspouts for clogs by flushing them with water from a garden hose. If you're not up to doing all this, just hire a pro.

Protect Your Roof from Storm Damage by Trimming Trees

You know what happens in severe storms. Tree limbs break away and fall. If huge tree limbs are dangling over your house, you’re at risk for major roof damage. Cut back limbs to reduce their weight.

Also, make sure they’re at least four feet above the roof. Tree limbs make great balance beams for critters to tumble into your attic; don’t make it easy on them.

Install a French Drain to Keep Storm Water Away

French drain is a lightly sloped trench (1 inch per 8 feet) filled with round gravel and a pipe that diverts water away from your house.

The drain can be shallow or deep depending on whether you’ve got a soggy lawn or a bigger problem with water entering your basement during heavy storms.

Prepare for a Power Outage with a Generator

We all know that power outages area a reality in strong storms. An hour or two of darkness is merely an inconvenience. But when an outage lasts more than a day, it can get hazardous and costly.

Investing in a portable or standby generator is a very smart decision. Make sure that the generator can handle your appliance needs as well. A four-slice toaster might use a whopping 1,650 watts, way more wattage than a portable AC unit (often under 500 watts).

Install Impact-Proof Doors and Windows

Not all doors are the same when it comes to handling storms. Impact-resistant windows, doors, and garage doors can inhibit high winds that cause structural damage from entering your home. Impact-resistant windows and doors may get you a discount on your home insurance. 

Update Your Insurance

Review your homeowners insurance to make sure you can actually rebuild your home if it's destroyed or heavily damaged in a storm. Also make sure your policy covers flood damage.

Plus, make updates based on recent home improvements, like that fancy burglar alarm you just installed, and ask about any new discounts for bundling with your car insurance.

Check Fire Extinguishers

Fire extinguishers don't actually expire, but it's seal can weaken over time. This can render it useless. Check that the locking pin is intact and the pressure gauge or indicator is pointing to “full.” (Sometimes this is a green bar.)

And did you know you’re supposed to keep a fire extinguisher on each floor? Or that different rooms require a different type of extinguisher? If not, a fire-safety shopping spree might be in order.

Is a Fixer-Upper Really Worth Buying in Albuquerque?

Buying a fixer-upper, if you buy the right one, can really be a great investment. If the right things are wrong with a house, it can become both your dream home, as well as earn a great deal of equity.

You don't need to be a DIY guru wither. Patience and time are all that's needed.

Here's how you can tell if that home you're looking at fixing up is worth it.

Evaluate the Price

A fixer-upper should be priced as such. Try not to fall in love too quickly with a home that “just needs a little TLC.” make sure you do your research and make sure the price is right for the work needed.

Also look at other homes in the neighborhood to see how much they sold for and how much work they've had and how fancy they are. you don't want to over-improve for the neighborhood, as this could affect the selling price in the future if you decide to sell.

Start Evaluating What Improvements Are Needed

An ideal fixer-upper is a home that offers a lot of opportunities for “instant equity." This means that if your turned around and sold the home right away, you would get your money back.

Some improvement tasks can be as simple as painting or landscaping, which you can accomplish with sweat equity.

Other tasks may require the work of professionals and cash to pay them. It’s those projects you want to carefully evaluate against the home’s price.

Which Hire-a-Pro Projects Add Instant Equity?

Some home improvement projects that require a pro stay at the top of the list of things that will be worth the cost instantly.

Based on data gleaned from the “Remodeling Impact Report” (RIR) from the National Association of REALTORS®’, if these three projects are on your fixer-upper’s list of must-haves, then you may have found your dream equity-builder:

  • New roof
  • Hardwood floors
  • Insulation

While those three are pretty safe bets. Almost any project can be worth it with a fixer-upper if the price is right. For example, a complete kitchen renovation can cost $65,000 and recover only about $40,000 when you sell. But if the fixer-upper is discounted enough, think how amazing it would be to cook in a kitchen you designed yourself.

Evaluate Your Ability to Deal with Disruption

Whether you’re a DIY Jedi or content to let the pros handle the remodel, if your patience is shorter than your potential home’s to-do list, a fixer-upper may not be a good choice.

Renovating a bathroom alone can take two to three weeks. Add hardwood flooring, a new kitchen, and siding, and you’re looking at a whole summer’s worth of rehab.

When considering a fixer-upper, evaluate the limits of your emotional energy as well. Inevitable project pitfalls and delays can be wearing. Only if you have the time, patience, and emotional endurance for a fixer-upper will it be a good fit for you. And only you can determine that.

But if you can budget your time and money, and employ the right fixer-upper strategies, you might find yourself with a double reward: A home that’s worth far more than you paid, and the joy of knowing you helped get it there.

Interior designers have for years tried to break homeowners' addiction to granite counters. Alternative surfaces have been introduced such as stainless steel, concrete, glass, quartz, wood, and marble, but these surfaces lack granite's luxury look.

Here are five things you need to know if you're getting granite countertops in your Albuquerque home for the first time:

Choose the Right Stone

The term granite refers to granular igneous rocks formed by cooled magma and indigenous minerals. There are many colors of granite depending on where it is quarried, including gray, pink, red, green, blue, and gold. The rarity of the vein of granite can drive up the price considerably, as well as the thickness and the type of fabrication you choose.

Make sure you don't choose granite from a sample when you shop for it. In a sense, you're buying the whole slab, so that's how you should shop. Be sure to look at the whole slabs to minimize waste and to ensure sections are matched. In some cases, you may be able to purchase more than one slab from the same lot. To accommodate large kitchens, they are sliced like toast. When they are placed back to back, they form a butterfly or mirror image.

The beauty of granite is the movement of color and the pattern of streaks and dapples, so choose wisely. A strong graphic pattern will be highly energizing, while a softer color and pattern will be calming.

Measure Carefully

The price of granite is determined by the square foot. Multiply the length and width of each section of your kitchen, such as countertops, backsplash, and an island, to figure out how many square feet you need. Once that has been done, add up each section's square feet.

Measuring involves more than just that. It is important to consider edge allowances, seam allowances, sinks, and other factors. You can tell your salesperson how many square feet you think you'll need, and he or she can direct you to slabs and lots that are large enough to fulfill your order. Once you choose, the salesperson will "hold" the slab with a deposit, until the fabricator can come out to measure exactly.

It is recommended that you install your cabinets before the fabricator arrives. In addition to appliances, if you plan to install a new sink or cooktop, you will have to give the fabricator the measurements of those items as well. Let the fabricator take the measurements. That way the fit is guaranteed.

Be Aware of Slab Thickness

There is a difference in thickness between granite slabs, so expect to pay more for a three-inch thickness than a one-inch thickness. If you choose a thick granite, make sure your cabinets can support that much weight.

The next step is to decide whether you want a bullnose, an ogee, a bevel, or a raw edge. Granite can also look different depending on its finish. Granite that has been polished is glossy and reflective. A matte finish is achieved with honed granite. A leather finish has a textured appearance.

Ask for as Few Seams as Possible

The granite pattern and color should flow as smoothly as possible when doing a large area like a kitchen. Seamless slabs are more valuable than seamed pieces because they're like works of art. Check with the fabricator to see if any parts can be done without seams. Depending on the design of your kitchen, it is sometimes possible.

For a cheaper option, you can choose granite tiles, which have no seams, but they don't add much value to your home. You can also order from scraps the dealer may have leftover from other jobs, but they're only be suitable for small jobs where you don't have to match another granite, such as a powder bath or laundry.

Granite requires care.

Granite is fairly heat-resistant and easy to clean, but you should keep in mind that it's also porous. It can crack, chip, stain and show scratches.

Use a trivet or hot pad instead of directly placing hot pans on the surface. Clean granite only with granite-safe cleaners. Bleach, ammonia products, scouring pads, and anything acidic such as lemon or vinegar should not be used to clean. Don't use dish soap to clean as it can leave a dulling film on the surface. Spills of wine, juice and tomato sauce should be cleaned up quickly.

Some finishes such as polish act as more of a seal, but you can also purchase granite sealers at your local market. Just wipe it on once a year or so to keep your countertops looking their best.

If you're wondering whether your countertop needs sealing, spill some clean water or the surface and cover it with a paper towel. If it leaves a stain, it will go away eventually, but you'll know it's time for sealant.
