Cheap and Easy Ways to Improve Your Albuquerque Home

Are you trying to find ways to improve your home, but can't spend a fortune? Whether you plan to sell your home in Albuquerque, or just want to give it a fresh new feel, you can make a big impact on a budget.

Here's a list of simple and value-packed projects you can tackle to improve the look (and value) of your home.

Projects Under $100

1. Rearrange Furniture. Pull furniture away from the walls and position it at new, more inviting angles. You’ll change the look and dimension of your room.

2. Paint Walls. Choose one wall to paint in an accent color. Select a hue that’s already a part of the décor, one that complements and highlights your pieces.

If you want to invest in real estate with your IRA, you must open a Roth IRA account. You can open the account with any investment brokerage. 

After you open the account, you can use it to invest in real estate in a variety of ways. Depending on where you live and your investment strategy, you can invest in both residential and commercial real estate using an IRA.

If you want to invest in residential real estate, you can either purchase a single-family home or a multi-family property such as a duplex or apartment building. If you’re considering purchasing a residential rental property, you’ll want to know the average rental income for the area where you want to invest. This will help you estimate how much money you can expect to earn from the property. 

Commercial real estate is often more expensive than residential real estate, but it can be a more lucrative long-term investment. To invest in commercial real estate with your Roth IRA, you’ll likely need to partner with a commercial real estate investment firm. 

You can also use your Roth IRA to invest in real estate through stocks in real estate investment trusts (REITs). REITs are companies that invest in real estate, and they often pay healthy dividends.

The Rent is Too High! Now is the Time to Buy!

The rent is just too high! That's why many people in Albuquerque find that owning a home makes more sense financially and in terms of lifestyle than renting. Even though it's a seller's market and homes may cost more than they have in the last couple of years, owning a home still makes sense over renting. These are some of the top reasons why people choose to buy versus rent in Albuquerque.

It’s Yours - Do What You Want

The biggest advantage of owning your own home in Albuquerque is that you can paint the kid's room however you want, change the flooring from carpet to hardwood, and install a chandelier without asking the landlord permission. Sometimes, you will also increase your property's value by making these home improvements.

Appreciation Benefits

It is easier for many people to understand investing in a home than stocks, since owning a home provides a tangible benefit to their everyday lives. Investing in real estate also has significant financial benefits, which are often more substantial than those of investing in stocks. Since you get the appreciation on the entire home's value, not just the gain on your down payment, a home appreciates more rapidly than stocks.

For instance, if you invested $30,000 in stock and it appreciated 3 percent per year for three years, you have gained $2,782 on top of the $30,000 you invested - and if you sold it, you'd have to pay taxes on that gain. If you buy a $300,000 primary residence with a $30,000 down payment (representing 10 percent down) and it appreciated 3 percent per year for three years, you’ve gained $27,818 on top of your $30,000 invested — and if you sold, you’d be exempt from paying any taxes on that money gained.

Tax Benefits

When homeowners file their tax returns, they can deduct mortgage interest and property taxes. Using the same example of $300,000 home purchase with 10 percent down, a mortgage calculator shows a total monthly housing cost of about $1,731, with $1,231 in principal and interest (using a rate of 3.625 percent), $300 in property taxes, insurance of $67, and mortgage insurance (required when putting less than 20 percent down) of $133. For every $1,731 in total housing expenses, homeowners can deduct $335 in mortgage interest and property taxes, so this results in an after-tax housing cost of $1,396. Owning becomes cheaper or equal to renting due to significant savings from tax benefits.

Rents Rise

With a fixed-rate mortgage, your mortgage payment will never change. Every year, rent will rise for renters in non-rent-controlled buildings or neighborhoods. The majority of the owner's housing payment is made up of mortgage payments, which creates a lot of financial stability. Other costs include homeowner's insurance (though renters do not need insurance the way homeowners do), and that fee can vary year-to-year. Even though owners have property taxes that renters do not, and property taxes are subject to increases with the appreciation of a house, this fee is tax deductible.

Forced Savings

Every time a homeowner makes a mortgage payment, a portion of that payment is put towards paying it down, increasing the equity in the home. Using the example of a $300,000 home purchase with 10 percent down, the average pay-down per month in the first year is $423, and the average in the second year is $438, and the average pay-down per month keeps rising each year. This loan pay-down each month is required as part of the mortgage payment, but it’s the owner being required to invest in their own home, so it’s like forced savings that benefits the owner — whereas the entire portion of a renter’s monthly payment is going to a landlord.

Ghouls on Parade: Halloween Festival & Parade 2022

Welcome to Ghouls on Parade presented by New Mexico Entertainment Magazine. Ghouls on Parade is a festival and costume parade celebrating the spirit of Halloween.

The festival section of the event will take place at Morningside Park (between Aliso and Morningside and Silver and Lead) from 4:00 pm - 6:00 pm. The festival will include a kiddie carnival corner with jumpers, face painting, local performers, and businesses sharing their goods and products.

At roughly 6:15 pm, we will have a costume parade down Silver Avenue between Morningside Dr. and Washington St. During that time kids will be provided candy, adding to their Ghouls on Parade experience.

Review Your Fire Safety Plan

October is National Fire Safety Month, and now is a great time to review your plans to keep your family and home in Albuquerque safe from fire. In fact, you should regularly review your fire safety plans. Nobody wants to dwell on what can happen in a house fire. But planning for that possibility can save lives.

Here are a few things to plan for and consider:

Smoke Alarms

  • Install smoke alarms outside every bedroom or any area where someone sleeps. Also install them in furnace areas. Be sure there is at least 1 alarm on every level of your home, including the basement, or at each end of a mobile home.
  • Place smoke alarms away from the kitchen and bathroom. False alarms can occur while cooking or even showering.
  • Test smoke alarms every month by pushing the test button. It is best to use smoke alarms that have long-life batteries, but if you do not, change the batteries at least once a year, such as when you change your clocks in the fall.
  • Replace smoke alarms every 10 years.
  • Never paint a smoke alarm.
  • Clean (dust or vacuum) smoke alarms once a month.
  • Use smoke alarms equipped with a flashing light and an alarm in homes with children or adults who are hard of hearing or deaf .

Fire Drills

Even young children (3 and older) can begin to learn what to do in case of a fire.

  • Install at least 1 smoke alarm on every level of your home.
  • Have an escape plan and practice it with your family. This will help you and your family reach safety when it counts. When a fire occurs, there will be no time for planning an escape.
  • Draw a floor plan of your home. Discuss with your family 2 ways to exit every room. Make sure everyone knows how to get out and that doors and windows can be easily opened to permit escape. If you live in an apartment building, never use an elevator during a fire. Use the stairs!
  • Agree on a meeting place. Choose a spot outside your home near a tree, street corner, or fence where everyone can meet after escaping. Teach your children that the sound of a smoke alarm means to go outside right away to the chosen place.
  • Teach children how to call the fire department. The fire department should be called from outside using a portable phone or from a neighbor's home. Whether the number is 911 or a regular phone number, everyone in the family should know it by heart. Make sure your children know your home address, too. Teach your children that firefighters are friends and never to hide from them.
  • Practice, practice, practice. Practice your exit drill at least twice a year. Remember that fire drills are not a race. Get out quickly, but calmly and carefully. Try practicing realistic situations. Pretend that some exits or doorways are blocked or that the lights are out. The more prepared your family is, the better your chances of surviving a fire.

Of course there's nothing anyone can do to prevent a fire from occurring 100%. But with some planning and preparation, you can escape a house fire alive and safely.

Important Questions to Ask When Buying a Home in Albuquerque

Because Albuquerque home inventory is low, some buyers might panic and buy before they are ready, which means they might end up with a home that isn't right for them. You should take your time when searching for a home. Your patience might lead you to miss out on a few homes, but you'll be glad you did. Take your time and think about what you want. Here are a few questions you'll want to ask to make sure you don't miss any details.

Is there room for your pets?

Make sure there’s plenty of space for your animals and their things. This might seem like something you don’t need to think about but if you move in and don’t have space for their food bowl you’ll always be tripping over them. You’ll want to make sure the house you choose has enough room for Fido.

Where are you keeping the trash can?

Again this is one of those small details that will drive you crazy after you move in. While it won’t be enough to drive you out of the house it’s still worth noting. You may have to choose between several homes and it can easily come down to the details.

Which direction does it face?

While a west facing home is great for watching sunsets but you’ll likely have to have the AC running full blast April through August.

Where are all the structural walls?

If you’re planning on adding a room or knocking down walls it would be wise to have an engineer make sure any walls you want to knock won’t cause the house to collapse if you take them down.

Is the pantry big enough?

A small pantry isn’t a problem that’s easily fixed through renovations so make sure it’s got enough room for storing the food you and your family will need.

What condition are the floors in?

Check the floors very carefully. Replacing flooring is a very expensive and time consuming project. Even if they pass inspection they might not suit your tastes. Remember you’ll have to live with it or replace it yourself.

Where is the closest supermarket?

If location is one of your priorities and the home you want is in the woods or over the mountain you’ll have to compromise easy access to shopping and gas. You might start to get frustrated with the long drives into town after the excitement of the new house wears off.

Is there a Home Owners Association?

This is an important question if you’re planning on changing the outward appearance of your home or lawn. HOAs have policies and regulations that will restrict what you’re able to do.

How are the local schools?

Even if you don’t have any kids a good school district is important towards home values. Pay close attention to possible rezoning as it happens often in growing areas.

How are the acoustics?

Pay attention to how sound moves through the house. If there’s a big echo from the upstairs loft think of how it will sound through the whole house if your kids are playing.

Do you have the right wiring?

If you’re looking at an older home you may not have the wiring needed to accommodate all the newest technology. Check it before you buy so you can be sure you can use the proper appliances in your home.

Is the yard the right size?

If your yard is too small you won’t be able to enjoy it with your family, but if it’s too big you’ll spend more than you need to in its upkeep.

What are the neighbors like?

Are there a lot of young couples in the neighborhood or are you seeing older couples? Get a feel for the neighborhood and see if it will be a good match for you.

Have you checked for sex offenders?

As grim as it sounds you should always check a new neighborhood for registered sex offenders.

Have you scheduled an inspection?
